A homeowner is asked to take a stranger’s word on a repair that could run into the thousands — and to hope that word is honest. We built this page because we think that’s a fair thing to be uneasy about, and because the best answer to it isn’t a sales pitch. It’s showing the work.

Everything that appears on this page comes from real homes here in the Central Valley, photographed by the SQ Roofing Inc. crew that did the job — before the first tile came off, and after the final inspection passed. No stock photos, no borrowed images, no roofs that aren’t ours. Alongside each set of photos we’ll show what we found when we got up there, what turned up underneath once the old roof was off, what we installed and why, and which city or county signed off on it. The Questions Home Owners Ask Us the Most

These come up on nearly every consultation. If one of them is the reason you’re on this page, you’re in good company.

Sometimes a repair genuinely is the right call, and we'll tell you so. A single failed flashing detail or a handful of slipped tiles doesn't require tearing off a roof that has years left in it. What changes the answer is the condition of the system as a whole — if the shingles are cupping and shedding granules across the entire slope, or if the underlayment beneath the tile has gone brittle, then patching is buying months and spending money twice. We'd rather walk a homeowner through that reasoning on the roof than hand over a number and leave.

A re-roof is loud and it is dusty, and we won't pretend otherwise. Most residential re-roofs wrap up within a few days, though roof size, material and anything found at tear-off can move that. We'll give you a proposed schedule with the estimate, and we clean up the site — including sweeping for nails — before we leave.

In almost every install and re-roof, yes. Requirements and fees vary from city to city and county to county across the Valley, which catches a lot of people off guard. SQ Roofing Inc. handles the process and walks homeowners through it step by step, and works with the inspector through final sign-off.

Ask to be shown. Any roofer worth hiring should be able to point at the specific thing that's failing and explain why it matters, in language that makes sense. That's part of why we photograph what we find — so there's a record of the condition, not just an opinion about it. It's also worth getting more than one assessment. A contractor who's confident in the diagnosis won't be bothered by that.

It happens. Rot in the decking, rafter tails that have taken on water, a previous repair done badly — none of it is visible until the old roof comes off. When we find something, work stops and we talk to the homeowner before anything else happens. Nobody should learn about a change in scope from the invoice.

Move what you can out from under it, put a container down, and if there's a sagging bubble in the ceiling, that's trapped water — it's usually better to relieve it deliberately with a small hole and a bucket than to let it come down on its own. Then call us. We'd rather look at a roof in the middle of a wet week than wait for it to dry out and forget about it.
